The short version: we collect the details you give us to prepare a cash offer on your property, we use them for that purpose and to stay in touch about it, and we do not sell them. This page explains the rest.

This policy describes what information we collect through the website and through our follow-up conversations with you, how we use it, and the choices you have. By using the website or submitting a form, you agree to the practices described here.
2. Information we collect
Information you give us
When you fill out the cash offer form, you provide:
- Contact details: your name, phone number and email address.
- Property details: the property address and anything you choose to tell us about the property, your situation or your timeline in the message field.
If we go on to discuss the property with you, we may also collect information you share by phone, text, email, video walkthrough or in person, such as photos of the property, its condition, any tenants, liens or mortgages, and your preferred closing date. If a purchase proceeds, we collect the information needed to complete the transaction through escrow and title, which may include identification and payoff details.
Information collected automatically
When you visit the website, our hosting and form platform and any analytics tools we use may automatically record your IP address, approximate location, browser and device type, the pages you view, the site that referred you, and the date and time of your visit. See Cookies and analytics below.
Information from other sources
To evaluate a property and prepare an accurate offer, we may look up publicly available records about the property, such as county assessor and recorder data, permit history and recent nearby sales. We may also receive your information from a referral partner or a lead service if you asked them to connect you with a cash buyer.
3. How we use it
We use the information we collect to:
- Review your property and prepare a written cash offer.
- Contact you about your request, answer questions, schedule a visit or walkthrough, and follow up on your offer.
- Complete a purchase if you accept an offer, including working with escrow, title, lenders and attorneys involved in the transaction.
- Keep records of our offers and transactions as required for business, tax and legal purposes.
- Operate, secure and improve the website.
- Comply with law and enforce our terms.
We do not use your information for automated decisions that have legal or similarly significant effects on you. Every offer is reviewed by a person.
4. Texts, calls and email
By submitting your phone number through the cash offer form, you agree that we may call and text you at that number about your property and your offer, including by automated means and even if the number is on a Do Not Call registry. Consent is not a condition of receiving an offer; you can also reach us by email.
SMS consent is not shared. Phone numbers and text-messaging opt-in data collected through this website are used only by Santa Monica Home Buyer and our messaging service provider to communicate with you. They are not sold, rented or shared with third parties or affiliates for their own marketing purposes.
Message and data rates may apply, and message frequency varies based on your conversation with us. You can stop texts at any time by replying STOP. Reply HELP for help. You can unsubscribe from marketing emails using the link in any email, or by contacting us. We may still send you messages that are necessary to complete a transaction you have agreed to.
7. Your California privacy rights
We are based in California and most of the people we work with live here. Whether or not the California Consumer Privacy Act, as amended by the California Privacy Rights Act (together, the "CCPA"), applies to a business of our size, we honor the following requests from any California resident:
- Right to know: ask what personal information we have collected about you, where it came from, why we collected it, and who we have shared it with.
- Right to delete: ask us to delete the personal information we hold about you, subject to exceptions such as completing a transaction, keeping required records and complying with law.
- Right to correct: ask us to fix inaccurate personal information.
- Right to opt out of sale or sharing: we do not sell personal information or share it for cross-context behavioral advertising, so there is nothing to opt out of. If that ever changes, we will update this policy and add a "Do Not Sell or Share" link.
- Right to limit use of sensitive information: we do not use sensitive personal information for anything beyond what is necessary to provide the service you requested.
- Right to non-discrimination: we will not treat you differently for exercising any of these rights.
To make a request, contact us using the details in section 12. We will need to verify that you are the person the information belongs to, usually by matching the name, phone number and email you originally provided. You may designate an authorized agent to make a request for you; we may ask for proof of that authorization. We aim to respond within 45 days.

8. How long we keep it
We keep offer requests and related communications for as long as needed to evaluate the property and follow up with you, and afterwards for a reasonable period in case you come back to us. If we purchase your property, we keep transaction records for as long as required by tax, real estate and accounting rules, which is generally at least seven years. You can ask us to delete your information sooner as described in section 7.
9. How we protect it
We use reasonable administrative, technical and physical safeguards to protect your information, including encrypted connections to the website and form, access controls on the systems where your information is stored, and service providers who commit to protecting the data we share with them. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. If you believe your information with us has been compromised, please contact us right away.
10. Children
The website is for property owners and is not directed to anyone under 18. We do not knowingly collect personal information from children. If you believe a child has submitted information to us, contact us and we will delete it.
11. Changes to this policy
We may update this policy from time to time. When we do, we will post the new version on this page and change the effective date at the top. If a change materially affects how we use information you have already given us, we will make reasonable efforts to notify you, for example by email.
